The ‘super prime’ Marbella property market keeps flying high

As January nears its’ end, Verdin Property take a look back at an extraordinary month for the ‘super prime’ sector of Marbella’s property market.
After a year beset with local and international travel restrictions, lockdowns and varying degrees of uncertainty regarding property prices, 2021 has started like a train for the luxury market.
Properties in the uber exclusive communities of La Zagaleta, Reserva de Alcuzcuz and Puente Romano, always high on the list of preferred areas for the elite of this world, are being snapped up like never before. And this is not because the prices in these areas have fallen significantly, rather they’ve remained constant, it’s because the privacy and space these locations afford has never really before been so in demand.
It’s too early, and possibly rash, to say gone are the days of the centrally located bolt hole close to offices and hotel conference rooms, but the Covid-19 pandemic has certainly brought into sharper focus the need for space and a virtual office.
Let’s focus on La Zagaleta for a moment. Located 10 minutes from Marbella, this exclusive gated enclave offers 900 hectares of greenery, privacy, security, prime golf courses and an eclectic mix of traditional Andalucian style homes and contemporary mega mansions.
To give you an idea of what it’s like to be in La Zagaleta, let us quickly tell you the very first experience of Verdin Property in La Zagaleta.
First of all, the security is amazing. For a non-resident to gain access to this community, you must present your ID and car registration papers to the security personnel before they will even let you drive off. You will also be asked for some kind of proof of where you are going, this will of course be double checked.
When you do finally gain access, a sense of luxury and enormity surrounds you. Even though its’ nothing really special at first glance, from the very first corner of the road you can see the exquisite properties, wooded hills and valleys in all their glory and splendor stretching out into the distance. To put this into perspective from our point of view, let’s just say that we could easy envisage ourselves living there (we don’t normally say this!).
Now for the properties, to give you an idea of the prices in La Zagaleta, as of the day this article was published the cheapest option is a plot of land for 1.2 million euros. To get an actually built house, you need 1.89 million euros, and that’s a property you can view HERE.
At the opposite end of the scale we find Villa Cullinan, the Diamond of Marbella, which is on the market for a whopping 32 million euros!
As we previously mentioned, sales of luxury property in La Zagaleta are strong so far this year. Obviously we can’t give you all the details however we can say that two of the biggest sales have been the incredible Villa Heaven 11 by ARK Architects, on the market for 13 million euros, and Casa El Cipres by Tobal Arquitectos, which was for sale at 12 million euros.
It’s also testament to the draw of areas like this that properties at these prices aren’t necessarily being sold after a couple of formal viewings with buyer and agent, it’s becoming increasingly more commonplace for viewings to be conducted by virtual means, and sales finalized without said purchaser ever stepping foot inside the property. We also feel it’s worth pointing out that this isn’t just down to the varying travel restrictions brought on by the coronavirus pandemic, it’s because La Zagaleta has a world famous reputation.
Moving on, let’s talk about an area that’s filled with greenery, quietness and a sense of serenity, yet within walking distance of the hustle and bustle.. sounds perfect right?
We’re talking about Reserva de Alcuzcuz, a relatively new, up and coming area yet one that’s holding its’ fair share of luxury property, one of which has just been sold!
