4. Marbella Design Hills
Local developer Sierra Blanca Estates has announced a new luxury mega project called Marbella Design Hills.
The project will occupy an area of approximately 80,000 m2 located in Marbella’s prestigious Golden Mile, near two branded residence projects from the same developer, Epic Marbella by Fendi Casa and the highly publicised Karl Lagerfeld Villas announced in July last year.
The estimated investment for Marbella Design Hills is estimated to reach €250 million.
The project includes 70 “branded residences”, an 80 room 5-star luxury hotel, and also a beach club restaurant with an area of 2,000 square metres; in addition to a wide commercial boulevard and a public landscaped promenade area that plans to host the largest open-air art exhibition in southern Spain, according to the report.
“Marbella Design Hills represents the culmination of our transformative vision of the Golden Mile,” said Carlos Rodríguez, CEO of Sierra Blanca Estates, “A mixed project that will not only be a new focal point for private investment by future residents and international brands, but also a public space of enormous beauty and attraction for all citizens and visitors of Marbella. We want our municipality to be the next international phenomenon in the style of Miami’s Design District and Wynwood, that is our aspiration”.
The company has not yet revealed the name of the international brands which will be associated with the branded residences, nor what the name of the hotel operator will be.

5. Banyan Tree Residences
Banyan Tree Group, one of the world’s leading multi-branded independent hospitality groups, has signed an MOU with La Quinta Real Estate Group to open Angsana Real de la Quinta Benahavis Marbella resort and residences in 2026. Located in the charming Mediterranean town of Benahavis near Marbella, the development will include a hotel, branded residences, apartments and commercial spaces.
Perched at the top of a hill and nestled inside the 200-hectare Real de La Quinta residential community and biosphere reserve, Angsana Real de la Quinta Benahavis Marbella is a residential project that will command expansive views over the rolling hills below and the blue Alboran sea. The design – led by OBMI with interiors from MKV Design and landscaping by RSR Studio – celebrates and fosters togetherness among friends and family amid bright, airy interiors. Composed of clean lines and simple silhouettes, the architecture incorporates elegant brick wall patterns and stonework referencing local materials and building traditions.
In addition to 90 nature-integrated guestrooms and suites circling an oasis courtyard, the hotel will also feature three dining venues, including all-day dining, signature and pool bar and grill concepts; meeting spaces; spa and kids’ club; adult and family pools; and also a wedding amphitheater.
Branded residences, ranging from 97 to 151 square metres in size, are a carefully choreographed composition of light and space which, at the same time, serves the needs of a family lifestyle in a natural environment. Available in two- and three-bedroom configurations, Angsana residences will come with amenities such as a private courtyard, swimming pool, social spaces, parking, daily housekeeping and maintenance services.

6. Four Seasons Private Residences
This residential resort project close to the old town of Marbella will consist of a five star hotel, a number of private residences marketed under the luxury hotel brand Four Seasons, apartments and villas. Apart from its location next to the beach, residents will benefit from direct access to two beach clubs, various shops and restaurants.
Designed by the prize-winning architect Richard Meier, the site occupies a prime location in front of one of the top beaches along this coastline, and will offer views over this, and the mountains behind it. Guests will be able to rent the private residences for up to two months at a time, an option that is very appealing to the market in Russian and Arab visitors, and will help to maximise lettings all year round. Top restaurants will naturally be part of this project.
As well as luxury hotel accommodation in one hundred and thirty bedrooms, a series of private rental homes is planned, to appeal to the golfers who so love this coast. This selection, to be known as Private Residences Marbella, brings great investment opportunities for owners.

So there we are, an introduction to Branded Residences and some of the current projects on the Costa Del Sol. As you can see, they are located in the most prestigious areas where prices are at a premium, facilities and amenities are plentiful and also importantly, properties are all valued similarly.
Services and amenities are the top motives behind the purchase of a branded residence, according to Knight Frank Global Buyer’s Survey 2021.
This research shows that buyers are typically willing to pay between 25% and 35% more for a branded residence comparable to a non-branded product.
